Move-Out Cleaning in Richland, WA: What Gets Inspected

What Richland landlords actually look at during a final walkthrough

Most tenants scrub the obvious stuff and still lose part of their deposit. The spots that cost people money are the ones that get skipped because they are easy to forget or just plain unpleasant to clean. If you are moving out of a home in Richland, whether it is one of the older Alphabet Houses up in north Richland or a newer place in Badger Mountain South, the inspection list is the same.

Property managers here see a lot of turnover. PNNL and Hanford contractors rotate in and out of the Tri-Cities constantly, so landlords run a tight operation. They know exactly what to look for, and they will look.

The checklist that actually matters

Kitchen

  • Inside the oven. Baked-on grease is one of the most common deposit deductions. It does not clean itself and a quick wipe will not cut it.
  • Inside the refrigerator. Drawers, shelves, the rubber door seals. If there is a smell, that is an automatic note on the inspection report.
  • Inside cabinets and drawers. Crumbs, grease film, shelf liner residue. Landlords open every door.
  • Appliance exteriors. The outside of the fridge, stove, microwave and dishwasher. These get wiped in a standard clean too, but the interior work is what separates a basic clean from a move-out clean.
  • Sink and garbage disposal. Limescale around the faucet base and the disposal flange are common misses.

Bathrooms

  • Toilet, including under the rim and the base where it meets the floor. Inspectors crouch down and look.
  • Shower and tub. Soap scum and mold grout lines. The dry Tri-Cities air does not prevent bathroom mold, it just concentrates it in the grout.
  • Vanity, mirror and light fixtures. Toothpaste spray on mirrors is visible the moment the inspector walks in.

Living areas and bedrooms

  • Baseboards. Richland and the broader Tri-Cities sit downwind of open ground and the Horse Heaven Hills. Dust settles on baseboards constantly. After a few years of occupancy they can be gray with it.
  • Ceiling fans. The blades are always dusty. Inspectors run a finger across them.
  • Interior windows. Fingerprints, pet nose smears and the fine gritty film that comes from Tri-Cities dust storms. Clean glass is immediately obvious, and so is dirty glass.
  • Floors. Vacuumed and mopped. Pay attention to the edges and corners where dust collects, especially if you had pets.

The rest of the home

  • Light switch plates and outlet covers collect fingerprint grease over time.
  • Door handles and door frames, particularly around the kitchen.
  • The inside of the garage if it is part of the rental.

How to time the clean before your walkthrough

Schedule your move-out clean after everything is out of the home. Furniture and boxes in the way mean corners and floors do not get done properly. If you are still moving things out, the clean will have to be redone and you will pay for it twice.

Book the clean as close to the walkthrough as you reasonably can. In Richland and across the Tri-Cities, wind-blown dust is real. A home cleaned a week before inspection can have a visible dust layer on the baseboards and window sills by the time the landlord arrives, especially in spring when the fields around Pasco are being turned and the wind picks up.

One to two days before the walkthrough is a reasonable window. That gives the home time to air out after cleaning products are used and still shows up fresh for inspection.

Under Washington State law, your landlord has a set period after you move out to return your deposit or send you an itemized statement of deductions. A professional move-out clean gives you documented evidence that the home was left in good condition, which matters if you ever need to dispute a deduction.

What our move-out clean covers

Our move-in/move-out cleaning covers the full list above. That means inside the oven, inside the refrigerator, inside cabinets, baseboards, ceiling fans and interior windows, along with all bathrooms and floors. These are not add-ons you have to remember to request. They are included because that is what the walkthrough checklist requires.

If you had pets in the home, a pet hair fee may apply depending on the condition. We will let you know upfront when you text us about the job.
