New Construction Move-In Cleaning Pasco & Tri-Cities

Your new build is not as clean as it looks

You did the walkthrough, signed the papers, and got the keys. The floors are shiny, the counters are bare, and the whole place smells like fresh paint. It feels clean. But if you run a finger along the top of a door frame or pull open a kitchen drawer, you will likely find a fine grey dust coating every surface inside. That is builder dust, and it gets everywhere.

Why builder dust is different from everyday dirt

Crews working on new homes in fast-growing areas like Pasco, Southridge in Kennewick, Badger Mountain South, and West Richland are cutting drywall, sanding joint compound, drilling into concrete block, and sawing wood trim inside an enclosed structure. That dust is ultrafine. It does not fall straight to the floor the way regular dust does. It floats, settles on every horizontal surface, and gets pulled into every gap and cavity. By the time the last crew leaves, it has settled inside cabinet boxes, along drawer slides, in window tracks, on top of every door frame, inside light fixtures, and along the back edges of baseboards.

Out near Pasco farm country, you have an extra layer of the problem. Harvest-season field dust blows through open doors and windows on a job site that has been sitting with no glass or weather seal for weeks. The dry east side of the state, with wind coming off the Horse Heaven Hills and open ground surrounding these new subdivisions, means construction sites collect outdoor dust as fast as crews generate indoor dust. The two mix together and coat everything.

Where the dust hides that you will not think to check

  • Inside every cabinet and drawer. Crews do not wipe cabinet interiors. The boxes are installed, the doors are hung, and the job is done. Open any drawer in the kitchen or bathroom and you will find grit sitting in the corners.
  • Window tracks and sill edges. These are narrow channels that collect fine particulate and are almost never touched during construction cleanup.
  • On top of door frames and interior ledges. Any horizontal surface above eye level is invisible to a quick walkthrough and is usually coated.
  • Ceiling fan blades. Fans are one of the last things installed. They collect dust from the final sanding and trim work and sit untouched until move-in day.
  • Baseboards. Painters tape gets pulled, but the baseboard itself is rarely wiped down properly after drywall dust settles.
  • Inside the oven and refrigerator. Appliances are often installed before final cleanup. Oven interiors and fridge shelves can have a film of construction dust inside them before you ever turn them on.

What a move-in clean actually covers

A move-in/move-out clean is our most thorough service, built exactly for this situation. It is not the same as a standard house cleaning or even a deep clean. Here is what is included.

Every surface, not just the obvious ones

We wipe down cabinet interiors and drawer boxes, clean window tracks, hit the tops of door frames, and scrub baseboards. Ceiling fans are included. Appliance exteriors get cleaned, and so do the inside of the oven and the inside of the refrigerator, which are both part of a move-in clean.

Inside cabinets and interior windows

The inside of cabinets and interior window surfaces are included in a move-in/move-out clean. In a standard cleaning or a deep clean, those are available as add-ons if you want them, but for a new build the smart move is to get the full service before anything goes on a shelf.

Bathrooms and surfaces you will actually touch

Toilets, tubs, showers, sinks, mirrors, and all bathroom hardware get a proper scrub. Countertops and all hard-surface floors are cleaned throughout. The goal is that when you unpack your first box, you are putting things onto surfaces that are actually clean, not just painted over dust.

Why doing this before you unpack matters

Once your furniture is in and your dishes are in the cabinets, reaching the inside corners of a cabinet box or the back of a drawer becomes a much bigger job. Moving into a new build in Pasco, Kennewick, Richland, or West Richland is a real opportunity to start completely fresh. Getting a move-in clean done before the first box comes through the door means you are not pushing builder dust around for the next year every time you open a drawer.

The condition of a new build also affects what the job takes. Some builders do a reasonable final cleanup; others do almost nothing. We factor in the size of the home, the number of bedrooms and bathrooms, and the actual condition when we give you a quote.
